Of course there is the Rotary clubs (There are 5 just in SOC) and the Kiwanis, Soroptomists, Masons, Lions and Knights of Columbus but here are a few of the more distinct clubs you can join: ESL Conversation group (for folks whose native language is not English), The Genealogy Club, The Garden Club of LBI, Habitat for Humanity, the Ceili club (Irish Dancing); LBI Women's club; Mah Jongg Club, Pine shores art association, Old Barney Radio Club, Redmens lodge, Qigong (an ancient form of Chinese exercise), Submarine Veterans (in the regular navy we call them bubble heads), Red Hat Society and (this is my favorite!) The Stitch and Bitch Club of LBI!

This week's real estate statistics for Southern Ocean County
Here’s an interesting stat: Last month (Dec 2011) the average list price for single family homes was $410,325 and the average sale price was $383,114.00 Pretty good numbers but they do include waterfront homes and the homes on Long Beach Island which can reach into the millions. So, although it’s a nice number to see there are still more listings between 200 and 300k than any other category

So, there are 414 active waterfront listings in southern ocean county: lowest price $99,900.00 (a 3 bedroom in LEHT) and the highest at $1,399,900.00 (in Lacey). These don’t include LBI! There are 136 waterfront listings on all of LBI: the lowest price is $449,000.00 (that one is in Beach Haven) and the highest $14,995,000 (an ocean front, of course, in the Loveladies section). Historical Tid Bits:
Ship Bottom is one of the oldest town names on Long Beach Island. According to the local historian John Bailey Lloyd, author of "Six Miles at Sea," the name dates from an unusual shipwreck that occurred in March, 1817.
The captain of a schooner heading south was navigating through a thick fog when he heard cries from the direction of the shoreline. Encountering a schooner heading north, he alerted Captain Stephen Willets of Tuckerton that there might be a ship in trouble near the shore. Although Willets and his crew could see nothing in the fog , nor could they hear anything but the clang of their own ship's bell, they rowed along the outer bar for several hours searching for the endangered ship. Finally a dark shape appeared--the hull of a ship overturned in the shoals. As one of Willets' men climbed onboard the beached schooner, he heard a noise under his feet--someone tapping the inside of the barnacled hull.
With an ax, Willets chopped a hole in the ship's bottom near the keel and, after much struggling, freed the young woman trapped inside. She spoke no English. But after being taken ashore, she expressed her gratitude by drawing a cross of thanks in the sand. No one knows her name or the name of the ship because they were never recorded. But the place of the shipwreck and the rescue became known as "Ship Bottom."

Although grass appears to stop growing in the fall, the roots are actually growing deeper to prepare for winter. Now is the best time to fertilize and reseed your lawn.
Prune your trees and shrubs after the leaves turn to encourage healthy growth.
Trim any tree limbs that are dangerously close to power lines or the roof of your house. Heavy snow and ice can cause damage in the winter.

November Home Maintenance Tips

Replace smoke and fire alarm batteries (at least twice per year)

Inspect and clean fireplace and chimney

Service furnace or other heating system

Clean and adjust humidifier on furnace

Clean/vacuum heating ducts, grills, and registers

Clean upper-story windows (twice per year)

Inspect window screens and insulation, and install storm windows

Inspect weather-stripping around doors and replace as needed.

Cut back any trees or shrubs touching the roof or exterior (twice per year)

Clean gutters and inspect downspouts (twice per year)

On an historic note, did you know that the very building we are in was once the National Hotel? Well, most of the National Hotel was what is now the parking lot on the south side of our building but we still have some hand cut beams held together with wooden pegs in our structure that dates back to 1750 and was the meeting place for the early Revolutionary War militia.

Warren Buffett, in a recent interview, offers one of the best quotes about the debt ceiling:
"I could end the deficit in 5 minutes," he told CNBC. "You just pass a law
that says that anytime there is a deficit of more than 3% of GDP, all sitting
members of Congress are ineligible for re-election. The 26th amendment
(granting the right to vote for 18 year-olds) took only 3 months & 8 days to
be ratified! Why? Simple! The people demanded it. That was in 1971 ...before computers, e-mail, cell phones, etc. Of the 27 amendments to the Constitution, seven (7) took 1 year or less to become the law of the land...all because of public pressure.

Warren Buffet is asking each addressee to forward this email to a minimum of twenty people on their address list; in turn ask each of those to do likewise.

In three days, most people in The United States of America will have the
message. This is one idea that really should be passed around.

*Congressional Reform Act of 2011*

1. No Tenure / No Pension. A Congressman collects a salary while in office and receives no pay when they are out of office.

2. Congress (past, present & future) participates in Social Security. All
funds in the Congressional retirement fund move to the Social Security system immediately. All future funds flow into the Social Security system, and Congress participates with the American people. It may not be used for any other purpose.

3. Congress can purchase their own retirement plan, just as all Americans do.

4. Congress will no longer vote themselves a pay raise. Congressional pay will rise by the lower of CPI or 3%.

5. Congress loses their current health care system and participates in the same health care system as the American people.

6. Congress must equally abide by all laws they impose on the American people.

7. All contracts with past and present Congressmen are void effective 1/1/12.

The American people did not make this contract with Congressmen. Congressmen made all these contracts for themselves. Serving in Congress is an honor, not a career. The Founding Fathers envisioned citizen legislators, so ours should serve their term(s), then go home and back to work.

If each person contacts a minimum of twenty people then it will only take three days for most people (in the U.S.) to receive the message. Maybe it is time.

5.Tom’s Halloween Safety Tips

Keep all haunting and walking on the sidewalks, not the street.

Make sure to look both ways before crossing the street, especially at night, and cross only at corners.

Don’t use parked cars as hiding spaces or cross the street between them.

Plan your rout out and go over it with your family.

Place heat-resistant radiator reflectors between exterior walls and the radiators.

Only visit homes that are well lit and visible from the street.

Accept your treats at the door and never go into a stranger’s house.

Use face paint instead of masks so visibility isn’t blocked.

Be careful around animals or strangers

Be sure to check your flashlight’s batteries before leaving the house. New batteries should be inserted before children go off into the night.

Make sure a grown up inspects treats before they are eaten.

Do not eat candy if the package is already opened.

Smart Home Seller tips:
Continuing our on going “10 things necessary to get a home sold”.
We are looking at number 3 “Plan your selling strategy”.
a. Determine how fast you need to sell and how much money you want
to get from the sale.
b. Interview at least three reputable real estate brokers and be sure your agent will list your home on the multiple listing service (MLS). And in this area you need to be in two different ML systems. Be sure the agent you pick is signed up for both.
c. Weigh the pros and cons of selling the home yourself. Not a good idea.
d. Do your planning a least six months before you want to move.
e. Determine your home's strengths and unique features to be promoted
In all advertising.

Here’s our question for the week:
How can I make my home have more curb appeal for the fall and winter seasons?

Answer:
The big one, of course is rake the leaves. All those fall leaves really make a mess and can turn off potential buyers. Trim and prune shrubs and trees. And, if you decorate, make sure you change the decorations for the appropriate season.

Now we did get an email from Jim Dierking a great friend, client and financial advisor: He asked how the stats from the summer of 2010 stacked up against 2011 and thought 2011 was better. And he was right! As we mentioned last week for the summer of 2011 52% of the active listings sold. I check the same time for 2010 and only 38% of the active listings sold. So we really are doing much better.

If you've been passing up buying homes that require cosmetic repairs for lack of funds to fix them up, FHA has a program for you. Not to be confused with FHA's much more complicated 203K program, a Streamlined 203K loan eliminates much of the paperwork and simplifies the process to obtain rehab funds.
A Streamlined 203K loan is figured into the original loan balance, resulting in one loan. And! the mortgage balance can exceed the purchase price of the property.
Borrowers are not required to hire professional consultants, licensed engineers or architects. Legitimate contractors are required however, so no DIY.
The appraiser or home inspector can put together a list of recommended repairs / improvements.
This is a great program to get into bank owned, foreclosed or short sale properties or just homes that need a lot of cosmetic work. We’ll talk more about the improvements that are eligible in next week’s show.

Over the summer, Donna and I had occasion to visit Great American Ball Park in Cincinnati. While there we took a tour of the ball park and there was one thing that really has me thinking. On the door to the umpires’ locker room (and this is the absolute truth) They printed the words “Umpires’ Locker Room” in Braille!

Recent hurricane observations: 1. There are going to be many new recipients of the Darwin Awards 2. Gov Christie is ok. When he saw video’s of people on the beach he said “get the hell off the beach – he left off the last part “you morons” and 3. the drama & ratings hounds are going to get someone hurt because the public will now think they have been through a Cat 1 hurricane. In fact, the storm that his southern Ocean County was not even blowing with 40 MPH sustained winds. Gotta love em.

Back to the hurricane. I really want to congratulate all my friends, neighbors and fellow southern Ocean residents. It was great seeing so many people helping each other. I heard of neighbors calling neighbors just to see if they needed anything. They offered food, shelter and water without blinking…makes me glad I live here.

So we’re still talking about the bumps in the road that we’ve experience over the years in real estate transactions. Continuing on that theme here are some more :
This week we talk about the problems that can come on the Seller side of a transaction:
36. Loses motivation to sell (job transfer does not go through, reconciles marriage, etc.)
37. Cannot find a suitable replacement property.
38. Will not allow appraiser inside home. 39. Will not allow inspectors inside home in a timely manner.
40. Removes property from the premises the buyer believed was included.
41. Is unable to clear up liens against their property – short on cash to close.
42. Did not own 100% of property as previously disclosed.
43. Thought getting partners signatures were "no problem," but they were.
44. Leaves town without giving anyone Power of Attorney.
45. Delays the projected move-out date.
46. Did not complete the repairs agreed to in contract.
47. Seller’s home goes into foreclosure during escrow.
48. Misrepresents information about home & neighborhood to the buyer.
49. Does not disclose all hidden or unknown defects and they are subsequently discovered.
50. Builder miscalculates completion date of new home.
51. Builder has too many cost overruns.
52. Final inspection on new home does not pass.
53. Seller does not appear for closing and won’t sign papers.

This week I’m going outside the norm and pushing an MS Fundraiser at the AquaSol restaurant in Bear, De. Aqua Sol is located at the marina at Summit North on the C & D Canal. Now this fund raiser is an all day musical blast with tons of bands, great food all for a great cause. I want to encourage anyone who can make it to come to the affair. MS is tough to live with and awareness brings results. It’s being run by my brother, John, (who also happens to be afflicted with MS). So this is personal.

My 2 Cents:

HIGH SCHOOL -- 1957 vs. HIGH SCHOOL 2011 Johnny and Mark get into a fist fight after school. 1957 - Crowd gathers. Mark wins. Johnny and Mark shake hands and end up buddies. 2011 - Police called and SWAT team arrives -- they arrest both Johnny and Mark. They are both charged with as sault and both expelled even though Johnny started it.

Billy breaks a window in his neighbor's car and his Dad gives him a whipping with his belt. 1957 - Billy is more careful next time, grows up normal, goes to college and becomes a successful businessman. 2011 - Billy's dad is arrested for child abuse. Billy is removed to foster care and joins a gang. The state psychologist is told by Billy's sister that she remembers being abused herself and their dad goes to prison. Billy's mom has an affair with the psychologist.

Mark gets a headache and takes some aspirin to school.. 1957 - Mark shares his aspirin with the Principal out on the smoking dock. 2011 - The police are called and Mark is expelled from school for drug violations. His car is then searched for drugs and weapons.

Johnny falls while running during recess and scrapes his knee He is found crying by his teacher, Mary. Mary hugs him to comfort him. 1957 - In a short time, Johnny feels better and goes on playing. 2011 - Mary is accused of being a sexual predator and loses her job. She faces 3 years in State Prison. Johnny undergoes 5 years of therapy.

This should hit every email inbox to show how stupid we have become!!
Now, on the other hand, in 1957 you would be staring at a 5” screen and I’d be Milton Berle!

Now this is right up my alley - Ocean County has a Veterans Service Bureau, located on the first floor of the Ocean County One-Stop Center, 1027 Hooper Avenue, Toms River, they provide numerous services to veterans, widows and families of veterans.
Services include initiating and filing veteran’s claims with both the state and federal government. Filing for death benefits, filing for burial benefits and filing for other entitlements.
The Veterans Service Bureau also facilitates transportation to V.A. medical centers, lends wheelchairs and walkers to disabled veterans and serves as a referral source for mental health, medical and social service agencies.

According to the Hope Now alliance of insurers, counselors and lenders, mortgage servicers completed 68,000 foreclosure sales in May, down 7% from the previous month and the second straight month of declines. Foreclosure sales dropped 14% in April.
However, servicers started 176,000 foreclosures in May, up 8% from the previous month. Roughly 2.67 million mortgages are at least 60-day delinquent, up 1% from the previous month.
Mortgage modifications through private initiatives and the Home Affordable Modification Program (HAMP) remained flat at roughly 85,000… More on this in the My 2 Cents segment.

Fun stuff in Southern Ocean:
From the Asbury Park Press: What’s summer at the Shore without a day of fun, frolicking in the water! Join boaters, sailors, rowers, swimmers, kayakers or jet skiers at Marine Max's Aquapalooza, hosted by Magic 100.1, for some traditional Shore fun on Saturday, July 16 from 10:00 a.m. to 3:00 p.m.
Aquapalooza is the annual celebration that takes place on the water at Tices Shoal, an area adjacent to Island Beach State Park on Barnegat Bay.
The band Big Bang Baby will be performing and Magics morning show host Glenn Kalina and Keebler of Magic 100.1 will be broadcasting live on the water. The Magic 100.1 staff from Greater Media radio will be on hand giving away Magic t-shirts, beach balls, and more!

Smart Home Buyer tip:
Aim for a home you can really afford.
The rule of thumb is that you can buy housing that runs about two-and-one-half times your annual salary. But you'll do better to use one of many calculators available online at our website: www.sellertom.com to get a better handle on how your income, debts, and expenses affect what you can afford.

My 2 Cents:
2.67 million mortgages are at least 60-days delinquent. The HAMP program (the government’s Home Affordable Modification Program) has helped modify about 85,000 mortgages. That’s 3%....that’s a joke. The reality is the banks can’t modify many of the delinquent loans because the loans were packaged by Wall Street in such a complex way that there’s no direct way to revise the loan.
The government puts pressure on the banks to modify loans; the banks make half hearted attempts to do so, just to keep the Feds off their backs.
The reality? We’re all the victims of a tremendous hoax.

Closing costs are separated into what are called "non-recurring closing costs" and "pre-paid items." Non-recurring closing costs are any items which are paid just once as a result of buying the property or obtaining a loan. "Pre-paids" are items which recur over time, such as property taxes and homeowners insurance. A lender makes an attempt to estimate the amount of non-recurring closing costs and prepaid items on the Good Faith Estimate which they must issue to the borrower within three days of receiving a home loan application.

Well, here are the stats for the month of June 2011 (that’s last month). We have 468 new listings; 242 closed sales (just over 52%). Well, here are the stats for the month of June 2011 (that’s last month). We have 468 new listings; 242 closed sales (just over 52%). The average sale price was $366,370.36 and that’s up from $315,365.68 for the month of June 2010. The average days on the market is 151. So it’s taking less than six months to get a house sold. Fun stuff in Southern Ocean:

Picnicking in the Parks - The Ocean County park system provides picnic grounds for small and large groups. All parks have at least a few picnic tables, but some parks are able to accommodate large groups even up to 700! Beginning March 1 of each year, the park system will take limited reservations for large groups on a first-come-first-served basis up to three weeks before the requested date. Picnics can be held between April 1 and November 1.
A fee is charged based upon the size of the group, and proof of insurance is required for groups of 300 or more persons. (They do not take reservations on holidays.). Beer in cans or kegs, wine in wine boxes are allowed by permit only in connection with reserved picnics. Only those with reservations may consume beer/wine, and only within designated roped-off area. No alcoholic beverages are permitted on any sports field! For more detailed information, Rules and Regulations, or a Picnic Reservation Form, telephone the park system at 1-877-OCPARKS or 1-732-506-9090, ext. 5954. Please note that all requests for a picnic reservation must be made at least 3 weeks prior to the picnic date.

Smart home buyer tip:
Make a list. Do you (and your spouse, if you're married) really know what you need and want in your home? You'll save yourself many hours of shopping (and potentially arguing) if you make a list ahead of time. Zero in on the features you must have, would like to have, definitely don't want and would prefer not to have. Your goal is to find the right home for your family without falling in love with one that doesn't suit your needs. Tip: Start compiling your wish list by thinking about what you like and dislike about your current home. I call it the dream sheet.

My 2 Cents:
Thinking about stuff I remembered a life lesson that is really on topic any time. A young wife called her mother and asked her how to cook a ham. Her mom told her and ended with “don’t forget to cut it in half before you put it in the pot”. The young wife asked her why and her mom said she didn’t know, that’s how her mother told her to do it; so that’s how they always did it. The young wife was curious, so she called her grandmother and ask her why the recipe called for cutting the ham in half. Her grandmother laughed and said it wasn’t part of the recipe, she just didn’t have a big enough pot. So, maybe, just because it’s “always been done that way”, doesn’t mean there’s a reason to continue doing that way.

This week’s home of the week is 196 Sprague Ave in West Creek (Eagleswood Township) This Cape Cod style home was custom built by Aiken Construction (a well know and highly regarded local builder). This week we took a look at all active listings in the MLS as well as all listings in the MLS that have closed in the last year. We currently have 3493 homes for sale and in the last year 2048 have sold. So we have crossed the 50% line. That’s a good thing.

Viking Village "Dock Tours".
To heighten public awareness of the Commercial Seafood Industry, Viking Village offers "Dock Tours". These tours provide basic insight into key issues relating to the management of our seafood resources, as well as the mechanics of individual fisheries. The "Tour" discusses three main fisheries; Scalloping, Gill-netting, and Long Lining. Visitors get to see our facility in operation, along with a fresh display of seafood products. Dock tours are held every Friday at 10:00am from July 1 - September 2.

Viking Village is in Barnegat Light where you’ll also find quaint shops, ice cream parlors and lots of boat watching.

Our real estate glossary:

An Assumable Mortgage is a mortgage that can be transferred to another borrower.
All mortgages in the United States are assumable. The trick is that when we hear “assumable” we think the next guy gets to be responsible. Not true. Years ago some mortgages were fully assumable. Meaning, that once the new borrower signed the paperwork the old borrower was completely free of obligations concerning that mortgage.
Today, all mortgages are assumable but the original borrow is still responsible for the loan. So if the new borrower fails to pay monthly payment the old borrower is stuck.

Smart home seller tip:

Here are a few really good tips to keep in mind when you’re selling your home:

1. Realize that you may need to invest in minor home repairs, fresh paint, etc. to sell your home.

2. Timing and the current real estate market will be a big factor in the speed with which you sell your home.

3. Before you place your home on the market, you should make minor repairs.

4. Take family photos off the wall.

5. Replace worn carpet. Paint walls in neutral colors.

6. You will also need to be ready to show it to potential home buyers at all times.

7. Create a warm, welcoming atmosphere in your home for showings When an agent shows your home, leave the house (so the buyers will feel comfortable looking around) But, leave the lights on and the interior doors open to create space and good traffic flow.

And of course, #8, hire us to sell your house!

Welcome to our Tenth Annual Tom Smith Group, Re/Max At Barnegat Bay Night At the BlueClaws Client Appreciation Party.

This year our party was held at the First Base Party Deck and Suite on Monday, June 13, 2011. We welcomed members of our “I Love My House Club” to our party.
The Blue Claws players were signing autographs on the field. Lots of members of our group made it to the field and got lots of signatures!
There was tons of delicious choices of food for all.
The BlueClaws honored members of the military.
We honored our “most referral” winner, Andrew. He was awarded with a gift card tree. Since Andrew is a cop, most of the cards were Dunkin Donuts!!!

Our real estate glossary:
The term “Fee simple” refers to the greatest possible interest a person can have in real estate. As opposed to an ownership in a condominium project, the unit owner is the exclusive owner only of the air space within his or her portion of the building (the unit) (we say from the sheet rock in) and is an owner in common with respect to the land and other common portions of the property. A fee simple owner is one who owns the everything including the dirt.
Often confused with condominiums, townhouses might be fee simple. Even though they are attached to another property the owner can still own the entire property including the dirt underneath.

Smart home buyer tip:

Here’s a good reason to seriously consider buying a home now. According to a report released by Realtor.com on current industry trends, Median home values are rising, although not uniformly. The Southwest and Florida still have a long upward climb, but states like New Jersey for example, experienced a 6.04 percent gain in just one month! As it stands, the national median list price is now $199,500, slightly more than February’s $199,000
So with mortgage rates below 4.75%, down payments of 3.5% and even 100% financing it makes good sense to buy a house now.
And we have some really nice looking houses all over Southern Ocean County.

Real estate agent or Realtor:
A real estate agent is anyone licensed by the state (in our case, NJ) to represent buyers and sellers in the brokering of real estate. A Realtor is a licensed real estate agent who is a member of the National Association Of Realtors. Realtors actually agree, in their membership requirements to an uphold a higher standard of professionalism and ethics. So it’s good to hire a Realtor.

Smart home seller tip:
Here is an often overlooked tip that will go a long way when selling your house: Replace bathroom and kitchen fixtures that are worn or leaking. People will notice a leaking or worn-out faucet. By replacing these items, you will give a new look to the room. Clean under the sinks. If there are any leaks fix them. Don’t forget to repair any cabinetry that may have gotten ruined with water.
This simple tip can help make a great first impression to a buyer and can avoid potential negotiation stumbling blocks later in the deal.

Tip of the week

Energy Saving Cooling Tips

· Whole-house fans help cool your home by pulling cool air through the house and exhausting warm air through the attic. They are effective when operated at night and when the outside air is cooler than the inside.

· Set your thermostat as high as comfortably possible in the summer. The less difference between the indoor and outdoor temperatures, the lower your overall cooling bill will be.

· Don't set your thermostat at a colder setting than normal when you turn on your air conditioner. It will not cool your home any faster and could result in excessive cooling and, therefore, unnecessary expense.

· Consider using an interior fan in conjunction with your window air conditioner to spread the cooled air more effectively through your home without greatly increasing your power use.

· Don't place lamps or TV sets near your air-conditioning thermostat. The thermostat senses heat from these appliances, which can cause the air conditioner to run longer than necessary.

· Plant trees or shrubs to shade air-conditioning units but not to block the airflow. A unit operating in the shade uses as much as 10% less electricity than the same one operating in the sun.

Well, Southern Ocean County has some really wonderful parks. Here’s a list

Our real estate glossary:
DEBT TO INCOME RATIO: DTI
– is the percentage of your annual gross income that a lender will allow for all debt. There actually two ratios: the front ratio which is the amount of your debt that can be used for a home mortgage – that’s usually about 28% and a back ratio, usually around 41%, which (and this is the most important one) is the total
Amount of debt a will allow you to carry including consumer debt and the mortgage. So if you earn 100,000 per year (not take home but gross – and can be combined with husband, wife and even other adults living in the household) you can use $28000.00 for your mortgage (principal interest taxes and insurance) or $2333.33 per month. And you can use $41,000.00 for total debt service. So, for example iff you have a car payment of say $300.00 per month and a couple of credit cards that cost about $400.00 per month and a mortgage payment of 2000.00 per month (a total of $2900.00 per month times 12 = $34,800.00) which is below the allowable $41,000.00 or 41% of gross income.
That’s DTI or Debt To Income ratio

Total sold listings since the beginning of the year was 759, BUT, there are 1089 listings in Pending (which means they are under contract; not yet closed). So assuming most of them do close, the proportion is again 50% sold to active.
The average days on the market was 164. That’s pretty good since not long ago it was took most of a year to get a house sold.
Those are our stats this week. Things are looking up…

Our real estate glossary:
Annual Percentage Rate (APR)
The cost of the loan expressed as a yearly rate on the balance of the loan. Now that’s not the annual interest rate that you read about. The APR is that interest rate plus all your closing costs added in and then divided the number of years of the loan. So if are quoted a 5% percent interest rate and then you pay points to get your interest rate down and you pay other closing costs the APR could be 5 point something.

Smart home buyer tip:
There was a time when our parents would tell us to buy above our needs because “we’re going to grow into the house”.
Well, times have changed and even the billionaire Warren Buffet is now advising that a home purchase is a great investment but you should buy only what you can afford so that you will live IN your house now FOR it.
Today, in Southern Ocean County there are fine homes with 3 and 4 bedrooms, nice yards in good neighborhoods priced in the low 200’s.
And with USDA, no down payment and FHA 3.5% down payment, loans available you can own a home for less than rent. And that’s not including the tax benefits! Now that’s a bargain.

Now everybody knows I love lawyers. And I really think it’s wrong to make fun of the poor creatures. But sometimes I see a lawyer joke that I just have to pass on:

Our real estate glossary: Lease option vs Lease Purchase:
In a lease option you enter a contract to lease a property for a period of time. Sometime in that period you have the option to either buy the property, continue renting or leave.
In a lease purchase- you enter a contract to lease the property for a period of time and then agree to purchase the property at a specific price (sometimes the price can be designated to be determined by appraisal at the time of sale). In either case the agreement to purchase the property is not optional.

Here are this week’s market stats: This week’s sales statistics cover Long Beach Island (including Long Beach Twp, Ship Bottom, Surf City, Harvey Cedars, Barnegat Light, and Beach Have Boro). We have a total of 516 active listings and in the last year a total of 285 units sold.

Fun stuff in Southern Ocean:
Going to the beach! Since the season is here I thought I would tell everyone about going to the beach on LBI. First of all you do need to purchase beach badges. You can purchase a beach badge or tag at any of the township and borough halls. Each township has its own rate and designated area. You can also purchase a badge from the "badge checker" that comes around to check that you have one. You can choose a daily tag, weekly tag or season tag.
Children over the age of 12, and adults. Seniors are offered a discounted rate over the age of 65 in some townships, other townships if you're over 65 it's free.
There are no boardwalks on LBI so you can access the beach at the end of each street

Our real estate glossary:

Short Sale: It’s not short; it takes a long time and you, although you’ll likely get a good price you won’t get half off.
A short sale takes place when a homeowner can’t pay the mortgage and the house is worth less than the balance of the mortgage. Because of this a home owner who wants to sell his home must ask the mortgage holder to take less than the amount owed.
The sale process is the same as any home: list the house for sale, negotiate a contract and move to closing. Right in the middle of that the mortgage lender of the seller will send out an appraiser or real estate agent who will provide them with a market value opinion (you will hear terms like BPO – Broker Price Opinion, Appraisal, Market Valuation). The seller’s lender will also require the seller to provide documentation as to why he can’t make his payments ( loss of job, decrease in salary, etc.). It can take six to nine months to process the request and the bank may still say no. So a Short Sale is not really short --- other than shorting the mortgage lender on the amount owed.

This week’s sales statistics cover Eaglewood, Little Egg Harbor and Tuckerton Boro. We have a total of 571 active listings and in the last year a total of 269 units sold. Amanda, it’s amazing that this is the third week in a row that the numbers were so close both active and sold. I can feel a buzy season coming up.

Fun stuff in Southern Ocean:
BINGO! On Sundays and Thursdays at 7:00 PM you can play at St. Mary’s Parish Center located at the intersection of Rt 72 & Rt 9 in Manahakwin. You can call for more information at 609-698-5531
And you play at the Elks Lodge, 520 Hilliard Blvd., Manahawkin. On Mondays from 5 p.m. and Wednesdays from 7:30 p.m. So there are 2 places in Southern Ocean County.

Our real estate glossary:

Condominium: A condominium is an property where your ownership is strictly from the inner walls into the unit. (From the sheet rock in). You will most often find a condominium constructed apartment style – one on top of the other. That’s possible because the ownership of the exterior of the building (the roof for instance) is the responsibility of the condo association. That’s one reason condo association fees tend to be higher than other home owners association fees.
Townhouse: At townhouse is a single family home which happens to be attached to another single family home. Sometimes they are called row homes. Where a whole group of row homes are built in a complex and the deed includes restrictions of use – called the by laws – a home owners association is created to care for the common areas: grass cutting, snow removal, paving and striping the parking areas, etc. Fee here tend to be less because the homeowner is typically responsible for the exterior of the unit.

A Smart Home Seller: Well we learned yesterday that the FHA has lowered their bottom credit score to 620. It was 640 and that’s huge. So many people are penalized for having low credit scores and sometimes they were victims of temporary problems like a job layoff and medical leave. A couple of missed or late payments and their credit score drops. With this new, lower score we will be able to put so many more people into homes with only 3.5% per cent down.
My 2 Cents:

One last comment to Osama Bin Laden. Ten years, two wars, too many lives and trillions of dollars. Here’s an idea: next time send the SEALS in first!

Lawn Care On A Budget

You do not need to spend a lot of money on a lawn care service. You can do it yourself. Besides saving money, it can be very therapeutic. I have found a very helpful website that will email you the schedule for your lawn, there are videos and articles. The website is www.Scotts.com Check it out I am sure you will find it as helpful as I did.
Here are some tips for lawn care.

Mow grass to a height of 2-3 inches.
Leave the clippings on your grass, it’s good for the earthworms who naturally aerate the roots and is a good source of nitrogen.
Start a compost pile of unwanted growth to put use as mulch around flowers.
Apply organic fertilizer.
Water deeply, at least one to one and a half inches per week.
Patch bare areas with seed or sod.
Aerate where needed.
Control thatch by “vertical” mowing.

This week’s stats reflect what’s happening in Stafford Township (they include: Manahawkin, Ocean Acres, Beach Haven West, Mallard Island, Cedar Run, Beachview and Deer Lake Park.) There are currently 517 homes and condos for sale in Stafford. In the last year 312 have sold. That’s funny, last week the Barnegat/Waretown solds were 315. So there seems to be a steady stream of buyers. But we still have to get the numbers up from the 300’s to the 500’s. That’s when we’ll see a serious turnaround in the market.

My 2 Cents:
I generally don’t read newspapers. I think they are silly and mostly filled with bad information. But, this Sunday I happened to catch a glimpse of page E5 in the Asbury Park Press and it had me R.O.T.F.L. (rolling on the floor laughing). Taking up most of the top half of the page is a graphic silhouette of a bunny and a head line: “ Please Don’t Eat The Easter Bunny”. Below that was a photo of a young girl kissing her cute, white, fluffy rabbit. The caption said it was of a 4-H club member kissing her pet rabbit.
The column immediately to the right of that article was a recipe (I’m not kidding) titled “Old Fashioned Rabbit Stew”!!!!
To quote Larry the Cable Guy, “Now that’s funny!)

Our home of the week is 124 Reel Ave. in the Ocean Acres section of Manahawkin. It’s a 3 bedroom 2 bath ranch featuring beautiful hardwood floors under a vaulted ceiling with an open kitchen and great room with a wood burning fireplace. The great room leads to a gorgeous deck overlooking a very private and beautifully landscaped yard. This home also features tiled baths and a 2 car garage. I doubt we would find a rental in that location in that good of condition for that price. And no money down!

How about visiting WELLS MILLS PARK in Waretown?
The Nature Center at Wells Mills Park offers a great display floor, a library, and the third floor "Elizabeth Meirs Morgan Observation Deck" which is dedicated in the honor of a very active naturalist and conservationist in Ocean County. Wells Mills Lake has trails winding around it, perfect for hiking through the 900+ acres of Pine Barrens located within Wells Mills County Park. There are several marked trails which range from easy to advanced, varying in length and difficulty.
In season, canoe rentals are also available at a nominal cost. Canoe lessons are also available during summer months. Wells Mills Lake covers 34 acres, and is a perfect place to learn how to navigate a canoe!

A Smart Home Buyer:
One way to be a Smart Home Buyer is to insist on a home inspection.
The first really cold day you spend in your new house is way too late to find out that the furnace doesn’t work. The one condition you should always include in an offer to purchase is a home inspection. Find out how much it will cost to fix any defects and determine if you’ve negotiated the deficiencies in the agreed sale price or if you have to ask the seller fix them or possibly deduct the estimated cost from the final sale price. If the seller won’t help bear the costs, and you want to go ahead with the purchase, make sure you can afford the necessary repairs on top of your mortgage. And in NJ home inspectors must be licensed.

Trees that lose their leaves in the fall (i.e., deciduous) are the most effective at reducing heating and cooling energy costs. When selectively placed around a house, they provide excellent protection from the summer sun but permit winter sunlight to reach and warm your house. The height, growth rate, branch spread, and shape are all factors to consider in choosing a tree.

Vines provide shading and cooling. Grown on trellises, vines can shade windows or the whole side of a house.

Deflect winter winds by planting evergreen trees and shrubs on the north and west sides of your house; deflect summer winds by planting on the south and west sides of your house.

This week I’d like to break down the four different types of insurance that we typically come across in real estate:

1. Home owners - aka hazard insurance

2. Title Insurance

3. PMI or MIP insurance

4. Flood Insurance

A Smart Home Seller:
You don’t necessarily need a pro to assess your property’s energy deficiencies. With a little elbow grease, you can get a good sense of where your home might be leaking hot or cool air.
Inspect exposed ducting. They may not work efficiently if they’re dirty, have small holes, or if they pass through unfinished portions of the home and aren’t insulated or if they have leaking joints.
Since ducts are typically made out of thin metal that easily conducts heat, uninsulated or poorly insulated ducts in unheated or cooled spaces can lose 10 to 30 percent of the energy used to heat and cool your home.
Look for stains on insulation. These often indicate air leaks from a hole behind the insulation, such as a crack in an exterior wall.
Check your home’s exterior envelope. Hold a candle or stick of incense near windows, doors, electrical outlets, range hoods, plumbing and ceiling fixtures, attic hatches, and ceiling fans in bathrooms. When smoke blows, you’ve got a draft that may need caulking, sealant, weather stripping, or insulation.

Tip of the week
Make a budget.
We all know that we should make a budget and stick to it.
Make sure you put in all your weekly, monthly, yearly costs. Add it all up and divide it into weekly payments. Don’t forget to add in savings. When you are paid, whether weekly, bi-weekly, monthly, have a book of envelopes, or checking & savings accounts. Divide up your pay checks into the weekly budget amounts.
To help stick to that budget here are some ideas:
Grocery Shopping.
Sign up for your favorite store’s bonus card. Scour the weekly grocery ads & build your menu around the sale items.
Cut coupons.
There are lots of coupons in the Sunday newspapers and various sites online. When you check the weekly sales, use your coupons for extra savings & stock up on your favorite items.
Warehouse Stores.
Check out the cost of the warehouse stores. Sometimes it pays to join & buy in larger quantities.
Dollar Stores
There are some items worth purchasing at the Dollar Stores like:
Cards, Gift Bags, Gift Wrap, Ribbons - (sometimes the craft stores have great sales on ribbons, so check the weekly ads & stock up, Gift basket shreds.
Watch for brand name items& know your pricing.

This week's Southern Ocean County Real Estate Market Stats

This week we are featuring Eagleswood Township, also known as West Creek. It lies between Stafford Township and Little Egg Harbor Township.
There are currently 29 homes for sale. In the last year 15 homes have sold so, in Ewood we have about a 2 year supply. Now those numbers are a little deceiving because Ewood is a little more rural than the surrounding towns and the sales there are typically slower even in a better market.

This Week’s Southern Ocean County Real Estate Stats

This week we are featuring Stafford Township which includes Ocean Acres, Manahawkin, Beach Haven West and Cedar Run.

There are currently 413 homes for sale. In the last 12 months, 262 homes have sold so we still have a year and a half supply.
The breakdown of waterfronts versus non waterfronts are essentially the same: about one and a half year supply.

Renting movies, DVD or BlueRay can get rather expensive. Recently I have found RedBox. There are lots of movies to choose from and they all run $1.07 each to rent. If you friend them on Facebook, you can get a FREE movie rental on the first Monday of the month with a code sent to you from RedBox. Also Groupon.com also has specials every so often. You can get 3 Movies for just $1.00 when Groupon offers the special. It is very easy to use. (If I can do it, anyone can!)

There is of course Netflix.com which offers all different rates for movies.

PLUS did you know that the Ocean County Library has an extensive collection of DVD’s at absolutely NO COST to rent? All you need is an Ocean County Library Card.

Okay: here's the skinny for the last week; We have 235 new listings; 77 homes are under contract; 52 sold; the average list price was $372,057 and the average sale price was $346,669. Now that's significant. it means that homes in Ocean county are selling at 93% of list price... not 60 or 70% as portrayed by the drama queens in the media.

This week the average 30 year mortgage rate is 4.95% down from lat week's 5.04%. UP - DOWN- UP- DOWN: It's a roller coaster!

Average days on the market 132 that’s just short of 4 ½ months to sell a home; not bad since not long ago it was over 6 months.

30-year fixed-rate mortgage (FRM) averaged 5.05 percent for the week ending February 10, 2011. That’s up from last week when it averaged 4.81 percent.

What THIS ALL MEANS is THAT THE MARKET IS BOUNCING AROUND LIKE A SUPERBALL ON STEROIDS…
So, for all intents and purposes the market is flat ---- so go buy a house…

HERE’S THIS WEEK’S MARKET BREAKDOWN: When you are selling your home there are some national statistics that I find pretty valid here in southern ocean county: It usually takes about 12 showings of your house before you can expect an offer; if you get no showings in the first 45 days of listing your home you are priced way too high…it means no agents in the mls are showing the home. If you get showings and no offers you are likely priced a little too high…agents see the value but the buyers don’t.
So talk frankly with your agent – unless it’s me, and then just nod at everything I say and we’ll get the job done

MY WISE ASS COMMENT OF THE WEEK:
What is a FORECLOSURE: I get a lot of calls from folks looking to buy foreclosures and that term is a misnomer. Let me explain: in NJ a foreclosure is another word for lawsuit. Now I’m not giving you legal advice here; I’m just giving you my take on how I understand the terminology. Basically, each state has their own rules on how a home can be taken back by a lender. There are “judicial states” and “non judicial states” the difference is also sometimes called “recourse” or “non recourse”.
NJ is a judiciary or recourse state. That means in order for a lender to take possession of the collateral you put up for a loan (your house) they have to sue you for breaching the contract (that’s the note attached to the mortgage). If you don’t pay your mortgage the lender sues and asks the court to take over the collateral and sell it to pay off your debt.
Once the court agrees (that’s when the lender wins the lawsuit) the court orders the collateral, your house, to be sold at auction to the highest bidder by the County Sheriff…that’s where you here the term Sheriff’s Sale.
At the Sherriff’s sale the lender will send a representative who will bid the amount you owe. If there are not higher bidders the Sherriff will then give the deed to the house to the lenders’ representative (usually the bank you have the loan with or a servicing company working for the lender). At that point (roughly) the bank now owns the house.
So for the sake of terminology at ‘foreclosure or pre-foreclosure” is any home that is in default (that’s if you haven’t paid the mortgage) or are in the middle of a foreclosure process (the lawsuit). Any home that has been deeded back to the back – after the lawsuit process – is called a “bank owed” or “REO”. REO stands for Real Estate Owned and is the term used by the banks to designate their inventory of homes. Just to complicated things a little more, gov’t owned properties go through the same process but since the gov’t agency involved (FHA, FanneMae, Freddie Mac, USDA, VA, etc.) backed the loan they take possession instead of the bank. For the most part they are still “lender owned”.
So Foreclosure and pre foreclosure mean the house isn’t yet owned by the bank. Bank owned and REO are actually owed by the lender/bank or government agency.
By the way, all of these properties are assigned and listed by local Realtors who then market the properties just like any other home…in the Multiple Listing Services, on realtor.com, youtube , facebook etc. Next week I’ll really screw up your thinking…I’ll be talking about short sales.

Being A Smart Homeowner In 2011
Top Eight Things You Should Not Do Before Applying For A Home Loan

1. DON'T .. buy or lease a car or truck.
The lender looks carefully at the debt-to-income ratio and a large payment such as a car lease or loan can greatly impact those ratios and prevent you from qualifying. Also, each time an auto dealer or car insurance company checks your credit, your credit rating could be affected..

2. DON'T .. be tempted by low introductory rates or store discounts offered with new credit cards.
Each time a creditor opens an account for you they check your credit. Each time they check your credit, an inquiry is created in your credit file, which could affect your credit rating. And each new account that is opened could further impact on your credit rating because you are taking on more debt.

3. DON'T .. move assets from one bank to another.
These show up as new accounts or large deposits and complicate the application process, if you must, then document the source of funds for each new account. It is better to let the lender verify each account before you move the funds around.

4. DON'T .. change jobs.
Even if you earned bonuses or commissions in your previous job, the lender will not be able to use this income in a new job until you have a year or two of earnings history behind you, which could seriously impact your ability to qualify for a loan.

5. DON'T .. buy new furniture or major appliances for the "new house".
If the new purchase increases your debt load, it can disqualify you from the loan or deplete your funds to close. And don't forget, each time someone checks your credit or you open a new account, your credit rating can be affected.

6. DON'T .. attempt to consolidate bills before speaking to your lender.
The lender can advise you if this needs to be done.

7. DON'T .. pack or ship information that may be needed for the loan application.
important paperwork such as w-2's, divorce decrees death certificates, and tax returns should not be sent with your household goods. Duplicate copies can take weeks.

8. DON'T .. throw away pay stubs and bank statements.
Save everything until after your loan closes. You will need to provide one to two months' worth of documentation when you apply for your loan, and you may need to provide additional paperwork prior to closing.

Donna & I recently got back from NARDIGRAS (National Association Of Realtors Convention) in the beginning of November.

It was held in New Orleans this year. The information from the convention was superb. Lots of new ideas were brought back from all of the seminars that we attended. Donna found some smart new ways of marketing our properties.
Some of these great ideas are starting to be implemented now. Others will be implemented in January. Keep tuning in to see them!
Not only did we attend the seminars, but we found some time to wander New Orleans and see some of the rich architecture, fabulous street musicians, landmarks and some of the famous Creole cooking!
New Orleans was a great experience. The city and it’s people show how resilient one can be.

Here are Tom’s Halloween Safety Tips

Keep all haunting and walking on the sidewalks, not the street.

Make sure to look both ways before crossing the street, especially at night, and cross only at corners.

Don't use parked cars as hiding spaces or cross the street between them.

Plan your route out and go over it with your family.

Only visit homes that are well lit and visible from the street.

Accept your treats at the door and never go into a stranger's house.

Use face paint instead of masks so visibility isn't blocked.

Be careful when around animals or strangers.

Be sure to check your flashlight's batteries before leaving the house. New batteries should be inserted before children go off into the night.

Make sure a grownup inspects treats before they're eaten. Don't eat candy if the package is already opened.

Easy to do repairs to keep your most important investment in great shape

Owning a home is still a great investment. Most times it is cheaper to own then rent.

Home ownership has become more affordable and beneficial.

Mortgages interest rates are the lowest in many years,

You can deduct the mortgage interest from your income taxes,

You can deduct real estate taxes,

By building equity in your home it becomes a forced savings.

Here are some basic repairs that are low cost and relatively easy to do.
These repairs will keep your investment in great shape and will save you money!
Plugged Sinks- Pull out and clean the sink stopper. If the problem persists, turn off the water supply under the sink before removing and clearing the trap (the curved section of drainpipe under the sink). Avoid using chemicals if you suspect a serious blockage.

Plugged Toilet- The first resort is the tried and true toilet plunger. If that doesn’t work, use a plumber’s snake to clear the pipe.

Electrical Failure- Check the circuit breaker to see if the circuit has been tripped to the off position. You may need to replace a blown fuse (replacement fuses usually cost less than $5).

Leaky faucet- Shut off the water under the sink and replace the washer on the faucet. If the dripping persists, you may need a new faucet unit.

Damp basement- Make sure that gutters extend away from the house and that the earth is graded away from the walls. A dehumidifier can help dry the air, but you may need to call a professional if you find cracks in the foundation.

Damaged caulking- Crumbling caulk around tiles, windows and doors needs to be replaced periodically. Caulking guns and caulk run about $20 total and are easy to use.

Gouges or holes in walls or woodwork- Holes in plaster walls and drywall are easily fixed with plaster patching compound or spackling compound, respectively. Holes in woodwork should be filled with wood putty and sanded lightly. Refinishing may be necessary.

Home Maintenance Tips For October

 Cover central air conditioner, remove window air conditioner units and store
 Winterize lawn mower and outdoor power equipment, have them serviced if required.
 Remove the garden hose from outside spigot.
 Clean out roof vents.
 Maintain and reset the programmable thermostat
 Apply fertilizer to lawn and flower beds.
 Divide and replant perennials.
 Plant bulbs.
 Clean and store garden hand tools.
 Top off oil tanks while prices are still low
 Order seasoned firewood.

The Streamline K program is designed for limited repairs that can total up to a maximum of $35,000.
There is no minimum dollar amount just the $35,000 maximum.

Eligible Repairs
The Streamline 203 (K) program is intended to facilitate uncomplicated improvements to a home that doesn’t require plans, consultants, engineers and architects. The Streamline K is not intended for major remodeling, room additions, repairs of structural damage, landscaping on site amenity improvement, etc. All work must begin within 30 days of closing and be completed within 6 months of closing.

Examples of eligible repairs are listed below but please remember this list is not all inclusive. For a more comprehensive overview please go to HUD’s website:

Fannie Mae Offers a Break to Service People

Fannie Mae says it will reduce or suspend mortgage payments for up to six months for military families if they are unable to pay because of the injury or death of a service member.

Money & Energy Saving Tips For Your Home

Here are some no- or low-cost ideas that can help you save energy and money at your home.

Replace incandescent bulbs with compact fluorescents.

Air dry dishes instead of using your dishwasher's drying cycle.

Use your microwave instead of a conventional electric range or oven.

Unplug all chargers when not in use, they still draw electricity while plugged in.

Turn off your computer and monitor when not in use.

Plug home electronics, such as TVs and VCRs, into power strips and turn power strips off when equipment is not in use.

Lower the thermostat on your hot water heater; 115º is comfortable for most uses.

Take showers instead of baths to reduce hot water use.

Wash only full loads of dishes and clothes.

Sadly we say good bye to summer and hello to autumn which officially arrives September 22nd

Here are some timely home maintenance tips
to get your home ready for fall

Service Furnace or heating system.

Clean and vacuum dust from vents, baseboard heaters and cold-air returns.

Have a professional clean your chimney, make sure damper closes tightly.

Install storm windows and door panel.

Caulk around doors & windows.

Install weather stripping .

Clean out garage.

Remove items that will freeze from unheated shed.

Paint interior rooms while it's still warm enough to leave windows open.

Shampoo or replace carpets.

Remove & store window air-conditioning units. Or cover them with plastic to protect them over the winter.

Tour the outside of your house to make sure that soils around the foundation are properly graded. Soil should slope four to six inches for a distance of three feet out from the foundation walls.

Great time to purchase lawn & garden equipment. This is usually the time of year they are on sale.

Inspect windows & storm windows, caulk & make any repairs necessary.

September is the New Year

I have been reading a lot of articles lately about September being the start of a new year. The articles are making sense to me. As the lazy days of summer draw to a close, we begin our normal routines again.

You buy new clothes and supplies for back to school.

New schedules are being made.

Your various group meetings begin again.

You begin to cook indoors again.

You prepare your home for the coming fall and winter.

Your favorite tv shows begin again.

September would be a great time to start your new year’s resolutions. They would be easier to keep!

So why not make September The New Year! We can keep the celebration in January just to break up the winter doldrums!

This week I thought I would remind all of us to have an emergency preparation checklist since Hurricane Danielle is roaming around the Atlantic Ocean. It never hurts to be prepared! Remember to periodically check and replace emergency supplies

• Battery-powered radio, extra batteries
• Flashlights, batteries
• Bottled water
• First-aid kit and Manual
• Non-perishable food
• Can opener (manual)
• Walking shoes, gloves
• Tools, instructions for turning off utilities
• Personal medications, infant formula
