FIRST TIME HOMEBUYER PROGRAMS...BETTER THAN YOU THINK
I just wanted to tell you about a couple of new programs I’ve found that are incredible if you’re a first time home buyer. BY THE WAY – in this context you are considered a first time home buyer if you have not owned a home in the last three years, have never owned a home or if you are divorced or windowed at any time and have custody of a dependent.
The grant programs I’m currently working with are both county and state associated and you can get up to $20,000.00 for down payments and closing costs. IT REALLY IT FREE MONEY! I’ve investigated these programs and they are legitimate. One is from a local bank working with a government agency where you save $187.50 per month for 10 months and they will give you $7500.00 at the end of the 10 month period! Incredible. A county program will give a first time homebuyer up to $10,000.00 if you just take a home buying and mortgage course that they provide. And the state of New Jersey has a first time home buyer program that gives up to 4% of the sale price as a full out grant. There are some strings attached but nothing wonky: there are income limits (ie, a 4 person household must earn under $61,500.00 per year to qualify). There is also a requirement by each of the programs that you must stay in the home that you purchase for a specified number of years The longest requirement is 7 years.
Also, the Veterans Administration is making home buying very attractive by offering veterans 100% financing. That’s no money down and I’ve got a couple of deals in the works right now…it’s working!
