Touch up exterior trim paint on garage, fence, shed.
Inspect & repair siding.
Inspect heating system, change filter.
Seal driveway and patch cracks in asphalt.
Inspect and service garage door opener.
Treat home to remove fleas while pets get a flea bath.

Real Estate Stats:
Here’s the kind of stats I like to report: Capital Economics, a housing and real estate think tank, expects the housing crisis to end this year, according to a report released Tuesday. One of the reasons: loosening credit. Banks are now lending amounts up to 3.5 times borrower earnings. Banks are also loosening loan-to-value ratios (LTV), which Capital Economics denotes as “the clearest sign yet of an improvement in mortgage credit conditions.” In contrast to a low of 74 percent reached in mid-2010, banks are now lending at 82 percent LTV. It might just be time to buy!!

Historical Tidbits: Ocean County was set-off from Monmouth County by charter on February 15, 1850, becoming the state’s twentieth county, the second largest in area. It consisted of six original townships – Brick, Dover, Jackson, Plumsted, Stafford, and Union (now Barnegat). The 12-member Board of Freeholders met on May 8th and authorized purchase of land and construction of the Ocean County Courthouse. The first operating budget was set at $1,800 and the population of the state’s newest county was 10,032.
That’s about half of the Stafford population today!
Home seller tips: For the next few weeks we’re going to breakdown some of the steps you need to take when getting your house ready to sell: De Personalize and Disassociate: You have to look at your home as a HOUSE-- a product to be sold – like a toaster on the shelf at WalMart. Make the mental decision to "let go" of your emotions and focus on the fact that soon this house will no longer be yours. Picture yourself handing over the keys and envelopes containing appliance warranties to the new owners! Don't look backwards -- look toward the future.
Pack up those personal photographs and family heirlooms. Buyers can't see past personal artifacts, and you don't want them to be distracted. You want buyers to imagine their own photos on the walls, and they can't do that if yours are there! You don't want to make any buyer ask, "I wonder what kind of people live in this home?" You want buyers to say, "I can see myself living here."

Of course there is the Rotary clubs (There are 5 just in SOC) and the Kiwanis, Soroptomists, Masons, Lions and Knights of Columbus but here are a few of the more distinct clubs you can join: ESL Conversation group (for folks whose native language is not English), The Genealogy Club, The Garden Club of LBI, Habitat for Humanity, the Ceili club (Irish Dancing); LBI Women's club; Mah Jongg Club, Pine shores art association, Old Barney Radio Club, Redmens lodge, Qigong (an ancient form of Chinese exercise), Submarine Veterans (in the regular navy we call them bubble heads), Red Hat Society and (this is my favorite!) The Stitch and Bitch Club of LBI!
This week's real estate statistics for Southern Ocean County Here’s an interesting stat: Last month (Dec 2011) the average list price for single family homes was $410,325 and the average sale price was $383,114.00 Pretty good numbers but they do include waterfront homes and the homes on Long Beach Island which can reach into the millions. So, although it’s a nice number to see there are still more listings between 200 and 300k than any other category
